DAMAC Properties Launches Waterfront Lagoons District with Homes, Offices, and Lifestyle Spaces
Dubai-based developer DAMAC Properties has launched Lagoons District in Dubailand, introducing a new mixed-use waterfront community that brings together homes, offices, shopping and lifestyle facilities in one location.
The project was announced during an event at the Coca-Cola Arena in Dubai. It includes Valencia residential apartments and Piazza Roma office spaces. DAMAC says the new development is designed as a 24/7 live-work-play destination, allowing people to live, work and relax without travelling long distances.
According to DAMAC, the new community is planned around waterfront living, open spaces and daily convenience. The company aims to reduce travel time by placing homes, offices, shopping and entertainment options within walking distance.
Amira Sajwani, Managing Director of DAMAC Properties, said the project is focused on improving everyday life. She added that the company wants to create a community where residents spend less time commuting and more time with family and friends.
She also said Valencia and Piazza Roma represent a more walkable and people-friendly Dubai, where most daily needs are only a few minutes away.
The residential part of the project, called Valencia, offers lagoon-facing apartments with wellness areas, landscaped social spaces and Mediterranean-inspired design.

DAMAC said the larger DAMAC Lagoons community has delivered gross rental yields of around 9% to 11%.
The company also said secondary market data shows that buyers have seen an average return on investment (ROI) of about 47% over nearly three years. For projects nearing handover, the average ROI has reached around 69%.
As more homes become ready for occupancy and start generating rental income, DAMAC believes Lagoons District will further strengthen the investment appeal of the overall community.
